Privacy Policy

Information you give me. When you submit a form on this site, you provide your name, email address, phone number, whether you're looking to buy, sell, or both, and anything you write in the message field. You decide what to include.

Information collected automatically. When you visit, the site records technical information: IP address, browser and device type, pages you viewed, how long you stayed, and the site or search that brought you here. This comes from analytics and from standard server logs kept by the web host.

Information you submit elsewhere. Some pages link out to forms hosted on Google Forms, used for client intake, feedback, testimonials, and photo submissions. Those forms are not part of this website. When you fill one out, your information goes to Google.

I will never collect Social Security numbers, financial account numbers, or government ID numbers through this website. If we work together and that kind of information is needed, it's handled through the brokerage and through secure channels, not through a web form.

I use what you submit to:

• Respond to your question or request
• Set up property searches and send you listings, if that's what you asked for
• Follow up with you about buying or selling
• Send you information I think is relevant, if you've agreed to hear from me
• Publish testimonials, reviews, and photos you've submitted for that purpose

I use automatically collected information to understand which pages are useful, fix problems, and keep the site secure. That information tells me about patterns across visitors, not about you specifically.

I don't use your information to make automated decisions about you, and I don't build profiles for advertising.

I don't sell your personal information, and I don't share it with anyone for their own marketing.

Your information is handled by the services I use to run this site and my business:

• Follow Up Boss, the client management system where I keep contact records. It receives your contact details and a note of which form or page you came from. It doesn't receive the content of your message.
• Google, for site analytics and for any Google Form you choose to fill out
• Namecheap and EasyWP, which host this website and its email

Each of these processes information on my behalf under their own terms.

Lamacchia Realty. I'm a licensed Massachusetts real estate salesperson affiliated with Lamacchia Realty. If we work together, your information will be handled by the brokerage as part of that transaction, along with lenders, attorneys, inspectors, and others involved in a closing. That's separate from this website.

Legal disclosure. I'll share information when I'm legally required to, including in response to a subpoena, court order, or lawful request from a government authority, or where necessary to protect someone's safety or my legal rights.

This site uses cookies. Some are necessary for pages to display and function, set by the Divi theme the site is built with. Others are analytics cookies set by Google Analytics, connected through Google Site Kit.

Analytics cookies tell me how many people visit, which pages they read, and roughly where they came from.

You can refuse or delete cookies through your browser settings, and you can decline non-essential cookies through the consent banner on this site. Blocking necessary cookies may break parts of the site.

Client reviews displayed here are retrieved from RealSatisfied, where they were originally published. That connection only pulls reviews in for display. It doesn't send your information anywhere.

This site doesn't currently respond to browser Do Not Track signals, because there's no agreed standard for how to interpret them.

When you submit a form, three things happen. The full submission is emailed to me. A backup copy is stored in the website's database in case that email fails to deliver. And your contact details, along with a note of which form you used, are added to Follow Up Boss. What you wrote in the message field stays in my email and in the website database. It isn't copied into Follow Up Boss.

At present, the database backup copies are kept indefinitely and are removed manually. Contact records in Follow Up Boss are kept for as long as I'm working with you or reasonably expect to, and afterward for as long as needed for recordkeeping.

You can ask me to delete your information at any point, and I will. Massachusetts real estate license law requires transaction records to be retained for a set period, so if we've done a deal together, some records have to stay regardless of a deletion request. Website inquiries that never became a transaction aren't subject to that.

Whoever you are and wherever you live, you can ask me to:

• Tell you what information I have about you
• Correct anything that's wrong
• Delete your information from the website database and from Follow Up Boss
• Stop contacting you

There's no charge, and you don't have to give a reason. See section 12 for how to reach me.

If you're a California resident

Under the California Consumer Privacy Act as amended by the CPRA, you have the right to:

• Know what personal information is collected, used, and disclosed, and where it came from
• Request a copy of the personal information collected about you
• Request correction of inaccurate personal information
• Request deletion of your personal information
• Opt out of the sale or sharing of your personal information
• Limit the use and disclosure of sensitive personal information
• Not be discriminated against for exercising any of these rights

I don't sell or share personal information as those terms are defined under California law, and I don't collect sensitive personal information through this website. You can still make any of the requests above and I'll honor them.

You can designate an authorized agent to make a request for you. I may need to verify your identity before acting on a request, which usually means confirming the email address or phone number you submitted.

If you're in the European Economic Area or the United Kingdom

Under the GDPR and UK GDPR, I'm the data controller for information collected through this site, and you have the right to access your data, correct it, erase it, restrict how it's processed, object to processing, and receive it in a portable format. Where processing is based on consent, you can withdraw consent at any time without affecting anything done before you withdrew it.

The legal bases I rely on are:

• Consent, for analytics cookies and for marketing emails or texts
• Legitimate interests, for responding to inquiries, securing the site, and understanding how the site is used
• Contract, where processing is necessary to work with you as a client
• Legal obligation, where a law requires me to keep or produce records

This site and the services it uses are based in the United States, so your information is transferred to and processed in the US. Where a transfer requires a safeguard, my service providers rely on the European Commission's Standard Contractual Clauses.

If you think I've handled your information improperly, you can complain to your national data protection authority. I'd rather you contact me first so I can fix it.

If you give me your email address or phone number, I may contact you about buying or selling, listings that match what you asked for, and market information.

Every marketing email includes an unsubscribe link, and unsubscribing takes effect promptly. You can reply STOP to any text message to stop receiving texts. You can also just email or call and tell me to stop, and I'll take care of it.

Opting out of marketing doesn't stop messages directly related to a transaction we're working on together.

I take reasonable steps to protect the information collected here, including an encrypted connection to the site, access controls on the website and on Follow Up Boss, and keeping software current.

No website or email system is completely secure. Please don't send Social Security numbers, bank account information, or other sensitive material through a contact form or by ordinary email. If you're working with me and need to send something sensitive, ask and I'll tell you the secure way to do it.

Wire fraud is a real and ongoing risk in real estate. I will never email you wire instructions or ask you to change payment instructions by email. If you receive a message that appears to come from me asking you to send money, call me at the number below before doing anything.

This site links to other websites, including Lamacchia Realty, Google Forms, listing platforms, lenders, and community resources. Once you follow a link, you're on someone else's site under their privacy policy. I'm not responsible for how they handle your information, and I'd encourage you to read their policies.

This site is intended for people who are 18 or older. I don't knowingly collect information from anyone under 18. If you believe someone under 18 has submitted information through this site, contact me and I'll delete it.

If the tools this site uses change, or if the way information is handled changes, I'll update this policy and change the effective date at the top. Material changes will be noted on this page. Please check back occasionally.
